THE ART OF SELLING YOUR HOME

Determining the sales price:
• A Competitive Market Analysis will help determine a list price that will realize the most profit while being mindful to set the price realistically, so your home is not on the market for a long period of time. I recommend a list price range so you can make a well-informed decision.

Preparing your home for the market:
• Provide a list of suggestions that will help you get your home ready for the market. First impressions are paramount, we have one opportunity to create a sense that your home has been well cared for and will be a place a buyer can also call home. I can refer trusted professionals who can help if necessary.

• Once a sales price is determined we will complete the listing agreement and other necessary documents. Including an estimate of expenses and proceeds.

THE ART OF MARKETING YOUR HOME

I take the photographs for my listings and prepare the visual tour. Photographs and the visual tour software are effective marketing tools. Well composed photographs, intriguing and informative remarks engage potential buyers. Often clients say, “No one does it better” and “We’re not sure we want to sell after seeing the visual tour!”

Most buyers use the internet as the primary tool in searching for a home. If your home has no photographs or are poor quality, it will decrease the likelihood of buyers wanting to view the home. • Advertising your home on-line at Stephensre.com, Realtor.com, Zillow.com and a myriad of other websites that pick up the Multiple Listing Service provides maximum exposure to buyers.

• Utilizing my extensive personal referral base including the broad reach of Facebook and Instagram to market listings.

• The Stephens Real Estate sign is an effective way of letting the public know your home is for sale and a professional is involved to assist. All showing requests are coordinated by me, not a team member or an impersonal showing service. There will be a lockbox to enable Realtors to show your home to qualified buyers at a specific time.

• Stephens has a weekly sales meeting. Afterwards, agents tour new listings who are working with buyers and will schedule showings.

• Hosting open houses is an opportunity to communicate the particulars of your home to potential buyers.

Representation from contract to closing:

Once an offer or offers are presented we will carefully review, so you can determine whether to accept, counter or reject.

When the contract is accepted and fully signed, inspections will soon be ordered. The outcome of the inspections is another point in the process a Realtor® is essential.

Title work will be ordered and reviewed to ensure the deed can be transferred to the buyer. There is usually an appraisal ordered by the buyer’s lender.

As stated in the contract, the lender will provide a loan commitment and I will make sure this date is adhered to.

There will be a final walk through of the home with the buyer and buyer’s agent to insure the home is in good order and any inspection deficiencies corrected.

The buyer and their Realtor® will attend the closing at the title company to sign the mortgage and deed. The title company records both documents at the courthouse.  Later in the day your proceeds will be ready to pick up or wired.
